Access to affordable and decent housing for low income individuals, families and seniors in Wisconsin’s rural communities is a critical priority for Invest in Wisconsin.
Rehabilitation of aging housing stock, repurposing derelict buildings, financing to support multi-family affordable rental developments or home construction for home buyers and first-time owners are just some of the programs that Invest in Wisconsin supports through its partners, Community Assets for People and Forward Community Investments.
Community Assets for People provides low-cost capital for ownership or improvement financing; underwriting loans to low-income and moderate-income individuals or households at or below 80% of median income for their county of residence as calculated by the US Department of Housing and Urban Development.

Mission-based Organization Lending

Invest in Wisconsin partner Forward Community Investments provides financing to nonprofits, cooperatives, and for-profit businesses that are reducing disparities across the state. Forward Community Investments supports affordable housing, equitable access to information, economic development, and basic social services. Valuing the social impact of an organization or project, Forward Community Investments makes loans that other lenders avoid.
Additionally, Forward Community Investments offers advisory services for projects that are eligible for New Market Tax Credits. NMTCs are an important tool in revitalization efforts of low-income communities. Forward Community Investments helps identify eligible projects and secures a NMTC allocation. Forward Community Investments advisors assist with structuring and underwriting NMTC investments as well as sourcing and securing non-tax credit equity and debt.
